Young family completes in three days

When their second buyer fell through, and with a baby on the way, young couple Anna and Harry Shearer thought they were going to lose their dream family home at The Chilterns in Haddenham, until Rectory Homes stepped in and offered them part exchange.

Anna and Harry had been trying to sell their home in Ruislip, London, for six months in order to upsize to a five bedroom detached family house in rural Haddenham. Anna comments: “With a two and a half year old daughter, and our son on the way, we were desperate to move out of London and get more space and live in the country, so when we found the five bedroom family house at The Chilterns we were delighted.” Harry adds: “We had such a difficult time with the sale, our first buyer wasn’t proceedable and the second had to pull out as their buyer fell through. We were at the point that we thought we were going to lose the house, and with a baby due to arrive any minute, the stress was really mounting.”

The couple were planning on sharing the parental leave and really wanted to be able to spend time together settling in to their new home, so when their second buyer fell through Rectory Homes stepped in to offer them a chance to do this. Rectory Homes offered them part exchange, matching the offer amount of their buyer, which meant they were able to exchange and complete within a week. Harry comments: “We really wanted to be able to spend some time as a family when our son came, settling in to our new surroundings and enjoying being a family of four. Rectory Homes were so fantastic, they waited for us through the whole process, and were really transparent throughout. When our sale fell through for the second time, we really thought we had no other options, so when they offered to buy our property from us – and at the same price the buyer was offering – it was a no brainer and we were delighted.” Anna adds: “it really felt like Rectory Homes was on our side. From the day they offered us a part exchange, we had exchanged contracts, completed and were in the house within a week. We’re so pleased to be able to enjoy the early stages of our son’s life as a family. It was such a relief after a stressful six months.”

Having lived in London for seven years, and their home in Ruislip for three, the couple were ready for a more rural lifestyle, and wanted to bring their children up in the country. Anna said: “We chose Haddenham because it’s surrounded by beautiful countryside and The Chilterns is within walking distance of an outstanding primary school – Haddenham Community School – and also a really good nursery nearby. The opportunity to meet new people is great, with a lot of mum and baby groups and classes for the children. There is a good ballet class close by for my daughter to attend.”

Harry said: “Nearby Thame is an established town so it’s great to have that close by, but Haddenham is a charming village which really feels like it’s on the up. There’s a local tennis club which I’m keen to get involved with, and we’re big fans of both Buckinghamshire and Oxfordshire, as there so much to do and within a short drive of our new home.

Transport links were also key as Harry’s job as a management consultant will mean he is required to commute into Central London each day. Harry comments: “Trains run from Haddenham and Thame Parkway to London Marylebone in 40 minutes, so getting to Bank each day is easy. We really get the best of both worlds, living in rural Buckinghamshire with easy access to the city.”

One of the benefits of part exchange is that if you choose it as your first option, you don’t have to pay estate agency fees, and are also dealing directly with Rectory Homes, rather than an agent. Anna and Harry found working with an estate agent slowed the process down at times and found it difficult getting all the information they needed at what was a very stressful time. The Rectory Homes part exchange scheme removes this element of the process.

Mandy Soames, Sales Director at Rectory Homes commented: “We were so pleased to be able to help Anna and Harry with their purchase. Helping a young family upsize is just one way our part exchange scheme can be an excellent option. When buyers hear of the benefits of our Simple Move part exchange scheme such as an offer within 24 hours of an inspection, no estate agency fees and no property chain. We are effectively a cash buyer and offered market value achieved for their existing property – it’s a no brainer for them!”
